Your bank statements show what your business really earns.
Buy or refinance a home as a self-employed borrower. On programs that allow it, we qualify you with 12 or 24 months of bank statements instead of tax returns.
Deposits rise and fall through the year. A statement review looks at the whole pattern instead of one tax line.

The problem we solve
A tax return is built to shrink your income. A lender needs to see it.
When you own a business, smart deductions lower what you owe the IRS. They also lower the income a standard mortgage underwriter is allowed to see. The result is a borrower who runs a healthy business and still gets a thin approval, or none at all.
Bank statement programs start from the cash that actually moved through your accounts. A lender totals eligible deposits, removes what does not count, applies an expense factor and averages the result across the months it reviews.
| Tax return view | Statement view | |
|---|---|---|
| Starting point | Net profit line | Eligible deposits |
| Deductions | Already subtracted | Replaced by an expense factor |
| Window | Prior tax years | Recent 12 or 24 months |
Which view produces more qualifying income depends on the business. We can run both for you.
How it goes
From first call to a clear answer in four moves
No guessing game. You always know what the next document is and why it matters.
- 1
Tell us about the business
Start an application or call. We ask how long you have been self-employed, what you own and which accounts hold your deposits.
- 2
Share your statements
You provide 12 or 24 months of statements, plus the supporting items your program asks for.
- 3
We size up the income
Eligible deposits, an expense factor and a monthly average turn into a working income number for the file.
- 4
Match the program
We compare programs that fit your credit, property and timeline, then explain the tradeoffs plainly.

Business owners and LLC members
Deposits flow through a business account, and the lender cares about how much of the business is yours.

The three things that trip up self-employed files
Deposits are only part of the story. Lenders usually want these answered early, and the details depend on the program.
How long you have been self-employed
Many programs look for about two years. Select programs may accept one year with the right proof, such as a letter from a credentialed tax professional.
See how history is shown →Your business expenses
A flat factor near half of deposits is a common starting point. Select programs may allow a lower factor when a tax professional documents the business.
See how expenses work →Your ownership share
Lenders want to know the income is yours. Ownership has to be documented, and the documents depend on the program.

Frequently asked questions
Can I really qualify without my tax returns?
On programs built for it, yes. Instead of tax returns, a lender reviews 12 or 24 months of bank statements to estimate your income. Lenders still verify your income, your debts and your ability to repay, so expect to document the business and explain your deposits.
Is a bank statement loan a good fit if I write off a lot of expenses?
It can be. Tax returns show profit after deductions, which can understate what the business actually brings in. Statement-based programs look at deposits and then apply an expense factor. Whether that comes out ahead of your tax return depends on your business, so it is worth running both views.
What do I need to prove besides deposits?
Three things come up again and again: how long you have been self-employed, what share of the business you own, and what your business expenses look like. Select programs ask for a letter from a CPA, enrolled agent or licensed tax preparer. The guide on this site walks through each one.
Where are you available?
Bank statement loans through this site are offered in North Carolina, South Carolina, Virginia, Texas and Florida. Program availability can differ by state and by property use.
Do you publish rates?
No. Pricing moves with your credit profile, the property, the loan size and the program, so a number on a web page would not mean much. A quote request or a short call gets you a real answer based on your file.
